Mortgage Underwriting

After the information on the application has been verified

by the processor, the property has been appraised, and the

title search has been completed, the loan is sent to the

underwriter.  Generally, the underwriter verifies that all of the

information is accurate, rechecks the math, and makes a

decision to approve or reject the loan request.  Moreso every

day however, much of the analysis of underwriting is

done by underwriting software.  These underwriting engines,

often available to loan officers, can render a decision that an

  underwriter merely confirms.

There are general underwriting guidelines, but a decision is the

result of the weighing of a great many variabless.  This section

  outlines the major four.
